PROBLEM: Managing several individual buildings spread over a large geographic area presents many challenges, especially when that building network is part of a school. Tasked with maintaining a safe, secure, and healthy environment for hundreds of young children and adults, a Cleveland area school struggled to maintain the properties under their supervision.
SOLUTION: AES Building Services established an asset and property management agreement to self-perform all work across a portfolio of eight buildings with more than 232,000 square feet of space. Working in partnership with the school, our management and technical advisory personnel developed an operating budget for the buildings with fixed costs controls. Also, AES Building Services mechanical engineers and maintenance technicians initiated a preventative maintenance program for all facilities and developed an energy management plan. The later yielded a 25% reduction in energy costs within the first quarter of 2020.
As a result of the operational and financial improvements, the school has asked AES Building Services to assist with strategic development, a COVID-19 response, and ongoing facility planning. AES Building Services is now the acting Property Management and Staff Development consultant for the school.
